The cheapest property near Valencia

At the end of 2025, Idealista published its annual report, revealing the latest price statistics on real estate across the country, including areas close to Valencia.

La Cotorra takes a look at a small town, Ayora, in the Valencian region, where buying a flat can feel almost like a giveaway — by Spanish standards, at least.

Ayora is a municipality in the province of Valencia, located in the south-west, deep inland within the Valencian Community and close to the border with Albacete. There’s no access to the sea here; instead, the landscape is mountainous and strikingly green, with dense forests and rocky hills surrounding the town. Despite being one of the largest municipalities in the entire province, Ayora has a very low population density.

According to Idealista’s report, Ayora ranked as the most affordable place in the Valencian Community for second-hand property at the end of 2025. The average price there stood at around €570 per square metre, compared with roughly €2,380/m² across the region and about €2,605/m² nationwide — almost five times higher than in Ayora.

Around 50 residential properties are currently on the market in the town, with typical asking prices ranging from €30,000 to €90,000. Most of these are houses and flats in need of renovation and significant investment — so buying a €30,000 home and moving straight in is unlikely.

That said, bargains can still be striking: for example, a large six-bedroom house of around 300 square metres is listed for just €50,000.

Two terraces are facing different sides of the house, meaning sunshine is guaranteed at any time of day. There is also a barbecue patio, a garage, a small kitchen anda bathroom. Though it is far from a cosy family home, parts of the roof are damaged, some areas lack exterior and interior finishes, and the utilities are extremely outdated, requiring partial or complete replacement.

There is also a house with the lowest price — just €33,000 for four bedrooms and 220 square metres. Admittedly, it can hardly be called a house at this stage: it’s more of a shell that will require major construction work, extensive renovation and the removal of debris. In the future, it can become a home with two bathrooms and a rooftop terrace.

Some options are perfectly livable while still being very cheap by regional standards. For example, a 200-square-metre country house with four bedrooms is on the market for €90,000. It’s ready to move in straight after purchase, unlike the two previous properties.

There are also more upmarket options where no urgent renovation is needed — including a 225-square-metre property with a landscaped swimming pool. The price is €500,000.

The house is fully equipped with everything you need: a modern kitchen with appliances, a bathroom and utility room, a spacious furnished terrace and a garage. Inside, there are two bedrooms and a combined living room and kitchen.

It’s an ideal option for anyone who never dreamed of sea views, but has always been attracted to mountains, forests and nature that stretches far away in every direction.

Ayora has everything you need for family life: a nursery, a school, and a good range of shops, from supermarkets and hardware stores to small local producers, and a lot of cafés and low-key restaurants.

You won’t find a vivid cultural life here, but at the foot of the Spanish mountains, it’s an easy place to buy a weekend retreat or build a calm, slow-paced life far from the noise of the city. And possibly very soon, Ayora might turn into a magnet for digital nomads, tired of big cities and dreaming of space, silence and fewer crowds.
