Spain’s real estate market finished 2025 with its strongest performance in the past 18 years. According to the National Statistics Institute (INE), a total of 714,237 home sales were registered over the year — an increase of 11.5% compared with 2024. This is the highest figure since 2007, when the number of transactions exceeded 775,000.
Growth has now continued for a second consecutive year. In 2024, sales rose by 9.7%. The increase was driven by both second-hand property and new-build sales.
The largest share came from the resale market, with 558,327 transactions — up 10.3% yearly, and marked a record. Sales of newly built homes grew even more sharply, rising by 16.1% to 155,910 transactions, the best result since 2011.
A total of 93.2% of homes were sold at market prices, while 6.8% were sold as subsidised housing. Sales of subsidised homes increased by 1.8%, reaching 48,371 transactions.
Growth was recorded in all autonomous communities. The strongest growth was seen in Castile and León (+18.9%), Castile-La Mancha (+17.8%), La Rioja (+16.3%) and Extremadura (+16.1%). More moderate growth was reported in Navarre (+2.2%), the Canary Islands (+4.5%) and Madrid (+4.8%).
December 2025 also showed solid momentum. The number of transactions rose by 7.9% compared with December 2024, reaching 54,148 sales — the highest December figure since records began in 2007.
