Idealista names Spain’s most in-demand cities for homes

Madrid has once again topped the ranking of cities with the highest demand for home purchases, compiled by idealista for the fourth quarter of 2025. The average price of a home in the Spanish capital now exceeds €603,784.

In second place is Alcalá de Henares, in the Madrid region, with an average property price of €288,717.

The top ten most in-demand cities also include:

3. Zaragoza — €232,658

4. Santa Cruz de Tenerife — €324,748

5. Valencia — €321,990

6. Las Palmas de Gran Canaria — €295,090

7. Torrent (a suburb of Valencia) — €261,108

8. Santa Coloma de Gramenet (a suburb of Barcelona) — €175,174

9. Vitoria-Gasteiz (Álava, Basque Country) — €324,131

10. Barcelona — €474,322

The report notes that demand remains concentrated in provincial capitals, although buyers are increasingly turning their attention to the suburbs of major cities, where prices are significantly lower. In Santa Coloma de Gramenet, for example, homes cost almost three times less on average than in Barcelona itself.

Up to 30th place, the ranking features both provincial capitals — Valladolid (11), Seville (12), A Coruña (14), San Sebastián (15), Santander (17) and Bilbao (18) — and other cities, including L’Hospitalet de Llobregat (13) and Badalona (19).

The province of Alicante has the highest number of municipalities in the list of places with strong demand for home purchases, with 28 locations included. These include El Campello (41), Gran Alacant (57) and Elche (60), as well as more tourism-oriented destinations such as Santa Pola (73), Benidorm (94), Dénia (95) and others.

The province of Málaga has 15 cities and towns in the ranking, including Alhaurín de la Torre (55), Torremolinos (62), Rincón de la Victoria (71), Benalmádena (81) and Manilva (86), as well as some of the most expensive locations in the country — Benahavís and Marbella — where average property prices reach €2.4 million and €1.77 million respectively.
